Housing Market Snapshot: February 2023

Our snapshot provides the latest NI housing market information for February 2023.

Sales

Sales enquiries are down 29% compared to February last year. Rentals are up 16% to last year.

Further insights include the average number of days for houses on market to reach ‘sale agreed’ was 63 days versus 62 days in February 2019. The top three selling areas in Northern Ireland were Windsor, Legoniel, and White Mountain.

New Homes

The average price of a new build is £236,400, which is 11.5% year-on-year growth compared to February 2022.

Affordability

In terms of affordability, the average price of a first time buyer home sits at £164,000. With average monthly mortgage repayments at £859 and average rental payments of £720 per month.

Northern Ireland is one of the most affordability places to live in the UK.
